Inspections & Appraisals

Most buyers will have the property examined by a licensed property inspector.

Inspections & Appraisals

Most buyers will want the property examined by a licensed property inspector to confirm everything in the contract holds true. Inspection time frames are laid out in the Purchase Agreement, and some buyers choose to bring in specialized inspectors for specific areas of the home, such as the roof, plumbing, or HVAC systems.

If the buyer is securing a loan, a licensed appraiser will likely evaluate your property as well. Since the agreement is contingent upon financing, the lending institution needs assurance that their investment is sound. That means a third-party appraiser will determine your property's true market value.

The Closing Agent

A title company or an attorney will serve as the closing agent, or escrow, responsible for examining and ensuring clear title to the real estate. After a thorough review of your property's recorded history, they'll certify that your title is free of encumbrances (ie. leases, mortgages, or restrictions) by closing day, clearing the way for a smooth transfer of ownership.

What else you should know...

Contingencies

A contingency is a condition that must be satisfied before a contract becomes legally binding. Buyers typically include contingencies tied to home inspections or securing financing.

Before finalizing the purchase of your property, the buyer will complete several necessary steps.

  • Securing financing and insurance;
  • Reviewing all pertinent documents, such as preliminary title reports and disclosure statements; and
  • Inspecting the property. Buyers have the right to pursue a thorough understanding of your property's condition through a wide range of inspections, including roof, termite/pest, chimney/fireplace, property boundary survey, well, septic, pool/spa, arborist, mold, lead-based paint, HVAC, and more.

How do you respond objectively and fairly when a buyer comes back with a renegotiation request, all while protecting your best interests?

This is where a dedicated listing agent makes all the difference in the outcome of your transaction. With years of experience guiding property sales, we bring proven expertise and unwavering commitment to every client, no matter the circumstances.

Loan Approval and Appraisal

We recommend working with buyers who hold a lender's pre-approval, approval letter, or written loan commitment, as these offer far stronger assurance of loan approval than a simple pre-qualification or no documentation at all. Expect an appraiser from the lender's company to review your property and confirm that the sales price is justified.

Tips For Selling Your Home

Deep Clean icon

Give Your House a Deep Clean

First impressions mean everything. Before listing, give your home a deep clean — toilets, surfaces, floors, rugs, and bathrooms all deserve attention. Consider bringing in the professionals to make sure your home shows in its very best condition.

Declutter icon

Declutter The Home

A clutter-free home lets buyers focus on the space itself, not the piles of mail, laundry, or everyday mess. Buyers want to picture their own belongings in your home, not get distracted by clutter. A little decluttering and organizing goes a long way toward making a lasting impression.

Take care of repairs before you list. When buyers walk through a well-maintained home, they feel confident and at ease, knowing it has been properly cared for every step of the way.
